Huttons Projects VS Everyone Else

Hi All, I used to be a ERA agent many years ago, closing deals mostly on projects sales few trs back..However..due to my busy full time job schedule..was not active for 2 yrs or so..manager also never really follow up on me..I wishes to be back on the full track now~~I am currently a registered agent. Any gd advise?

Thank you for your query into the possibility of reviving your real estate career in the domain of projects.

Within the question that you have inferred, some of the issues that you have faced in your old environment are clearly evident.

Firstly, NOT all companies pay the same commissions in projects. For example, 1 unit in a mass market project in Huttons has the average commission 3 times a Singaporean's monthly salary. For a higher mid range project, it could be a 5 figure sum for 1 unit, and the 1st number is not a "1". Mathematically, such an income range would no longer justify most other forms of "Full time" work, hence you would have focused fully into real estate if that was the case.

Secondly, not all real estate companies have the necessary culture to support strong project sales. Another good example is in a Huttons preview.

Huttons is the only real estate company that regularly sells out the WHOLE development on preview day.

Joint marketing projects also usually turn out with an overwhelming higher closure rate for Huttons Agents than the other joint marketing company.

All this comes down to the Agency culture and mindset of the agents within there. Some agencies wait for the showflat to open before any sales activity begins.

For Huttons, starting 10 days before the preview, enough cheques should have been collected to sell out the project on preview date!

Imagine if you took such a skillset and mindset and branched into the resale and rental market whereby other agents are accustomed to taking 3 months to sell a single property!

In summary, let me point you to 2 very key elements for selecting an agency for PROJECT sales:

1. Agency mindset and culture
2. Pay

Agency mindset and culture is vital as that determines the quality and drive of its agents.
Secondly, well paid agents are highly focused. Only within Huttons will you find agents that do projects EXCLUSIVELY.

 Ness @ Lor 32 Agent briefing.  You can imagine the crowd if buyers are packed in as well!


This is probably the best evidence that the latest round of cooling measures is yet not working.  The sentiment on the ground is that the private resale market is badly hit as buyers are flocking in droves to the showflats to buy new launches.  The reason?

Developers have the ability to lose some of their profits to absorb significant portions of the ABSD that private sellers have no ability to do so.  The last few launches of Guillemard Edge, Idyllic Suites, Casa Cambio, just to name a few have 15% + 3% + 3% + 2% discounts on average, which are impossible to match in private resale.

Hence, business is busier than usual with crowds snapping up units in the new launch sector.



The full month results for January and Febuary have yet to come in, from the looks of it, developer sales will likely still be very robust in the coming months, given that the cooling measures seem to have run their course, and buyers are returning to the market in large numbers.

The "Part Time" VS "Full Time" Debate..

Hi, After pass RES exam and join a company I notice that being a partime salesperson does not have advantage over time full time salesperson. As part-time salesperson. 1) Seller or buyer may feel that the salesperson are not "fully Committed" which mean not capable to bring in good buyer and therefore, chances of getting a listing is very slim. :( 2) Agency may not really tell you much. The reason is "part-time salesperson" may not bring in sales. I think, they prefer "full-time" then part time. Maybe they whole the salesperson can be from part time convert to full time salesperson. 3) Being partime will only have one advantage . That is we can have over "Full time " pay. That all. Thank you for your query on "Part-Timers VS Full-Timers"

Firstly, within real estate agencies, ALL associates should have equal access and opportunities to all information that pertains to real estate work.

Secondly, the transition of "Part-Timer" to "Full-Timer" is part of a natural progression that occurs when you hit your success milestones.

Let me explain,
I myself started in this industry as a "Part-Timer".  Like yourself, I was skeptical on the chances of success in this totally new industry.  I was starting raw, with no warm market leads at all in the New Launch Projects domain.

On my 3rd day of "Part Time" work, I closed my first deal with my mentor's and team's assistance that was worth $26k.  At the end of that week, I closed another deal worth $10k.  Looking at those 2 deals, I had made 50% of my then current income in 2 weeks, that I usually take 26 weeks of full time work.
The numbers do not lie, and it really was a no-brainer to make the switch into the industry as a "full-timer".

However, having said that, I would never have achieved such a radical quick success on my own.  There were dedicated mentors, and a fierce and supportive team culture working behind the scenes that make newbies feel like tigers.

Hence I'll leave you to ponder 3 aspects:
1.  Mentor
With the right guidance, the world is your oyster.
2.  Team Culture
A supportive network of peers who are like-minded in your pursuit of success is vital to keep you going when times are tough.
3.  Leadership
It is more powerful to lead a charge from the front, than to keep shouting it from the rear.

Hope this combines to help you out in your considerations between "Part-Time" vs "Full-Time".

The Value of Good Leadership VS Mentorship

I was an agent in ERA a decade ago~ but was busy into full time job..liked to join back as a agent again..I am a registered agent now..however my current manager is not so active now.. any advice?

Hi Questions,
Thank you for sharing your dilemma.

Let me address "active" in a manager, and possibly expand your "search".
When I myself first started in real estate, I had good mentors who guided my progress in the industry, to achieve the success that I have attained today. 

At the same time, I am aware of my other peers who have, have not, achieved success in the same amount of time, and of course, those who have left the industry.  Being a team leader now, I ask myself what I can do differently such that new associates can have the best chance to succeed.

In the question you have posed, there a few angles that this might be addressed from:

Firstly, having a manager, a mentor and a leader.  Coming from the lessons I have learnt serving my country, the best soldiers are not necessarily the ones who are the best trained, or the best motivated, but the best led.  Note that the best led soldiers never make mention on the level of their training, but everything on the leadership that they have on the ground.
"A tiger leading a group of sheep is more terrifying than a sheep leading a pride of lions"

Within the division, we are experiencing a new culture revolution whereby all division associates have no boundaries between each other.  If a fellow associate needs help in a hostile showflat environment, fellow division associates are expected to ride to the rescue, all team leaders are the "God Father" of the respective showflats that they are in.
In this sense, no newbie walks alone.  The collective leadership of the group will be responsible for this change.

Another aspect that you might consider are managers who build systems that are newbie friendly. 
Examples of these are syndicates where seniors are paired with newbies to assist them in their growth, and shared listings systems where new associates can start off as buyer specialists instead of jumping into the fire in trying to get their own exclusive listings.

Hence in this aspect, perhaps this might help you to expand your "expectations" into the group, and/or manager that you subsequently look for.

An Express Train To Success!!

Dear all mentor of property agents. I have been doing part time in real property for half year in rentals and stopped due to my committed full time career. But now I am totally free to become a full time property agent. I would like to see myself as a long term career for me. I have lots of passion of how to start a transaction and closing a transaction. It really a form of achievement and satisfaction. However my concern here is I dun get a full 1 to 1 coaching and mentoring since when i started alone the last time. What I am facing is I do not have enough guidance and mentor ship of becoming a successful property agent. What I am really looking forward to find a mentor who can guide and coach me with step by step coaching to establish in my real estate career.I have been pondering and the right mentor who I can gain experience and perseverance to succeed. Hope I can find the right mentor to look up as a role figure and impartial the skill sets to me with respect.

Thank you for your query that you have put forward.

The concern that you have is a highly valid one that is shared by many new and would-be incoming associates.

Looking back on my own journey in this industry, I have also watched the struggles of my peers, some are lucky to have made it. True having a good mentor is vital as I had when I first started, and now as a team leader, I find myself pondering what I can do for the next generation of new associates to maximise their chances of success.

In pondering this reply, I am crystalising my plans within the division for crafting a career path for all our new associates.

Firstly, of course there is good mentorship. If you have followed the threads that I have posted, I often liken mentorship to being first and foremost the key to success.

A step up from this is having a few mentors!

A vision that I have together with the rest of my division leaders is that ALL leaders are now accessible to ALL associates within the division. What this means that as long as you step into a showflat with a familiar team leader, you are in friendly territory!

Secondly, peer support. We have recruited and grouped our new associates into cadres, who operate together in unison with each other within their own districts to cover and support each other in the event that they cannot make appointments. Furthermore, seeing success bloom in a fellow newbie, provides a powerful inspiration that you too can do it!

Thirdly, training, training and more training.
There is no such thing as having too much training. In this case, the only concern is in the quality of the trainers. In our team, all our team leaders are in the top 10% of the company, 2 are champions in resale, 2 are champions in new project launches. Each has his/her own value contribution, and the only concern would be that there are only 24hours in a day, and there is no way to learn everything that these mentors have.

Fourth, divide and conquer.
Syndicates are powerful in their own right. This a recent start up that we have put forward for our division. The essence of it is that no newbie will ever walk alone, but with the full might of the whole division backing them up!

There are lots more to say and again yet so little time. Each mentor gets back in equal measure the value that he imparts. Regardless of which path you take in your journey, thank you in advance for being a part of mine!
