In Considering How Different Agencies Manage Project Launches, Look at the RESULTS. Therein lies all the difference!

Hi all I have just completed my RES exam. Can anyone tell me more about the different agencies - Huttons , Propnex , the ways they do new projects ? Example: Showflat duty ? Taking turns ? Commission sharing breakdown etc ? how this 2 agencies run new project ? Are they the same ? If I take up new projects, do I have to be in showflat full day or every day ? Thanks

Thank you for your question into the above in the difference between how Huttons Asia Pte Ltd handles and manages their project sales, and other agencies.

The mechanics of project sales between all agencies are broadly similar.  However, there are subtle differences that prove all the difference for how the results then come miles apart.

There are 2 critical aspects:
1.  Huttons Asia Pte Ltd holds a very large share of the project sales market with a good track record with established developers.  This confidence is due to the consistent results that Huttons delivers time and time again with every project sell out in the market.

2.  Sales results.  In the recent month, there were 2 property launches.  1 in the West by Huttons exclusively, and the second in the East, of which there were 4 big agencies involved in.

BOTH achieved about 80 units sold.

At the end up of the day, it boils down to a combination of a few factors:

How does an agent get his listings? or rather, his database of contacts to advertise.

Hello!!

Thank you very much for your question above, the query on database building is of course a very pertinent to new incoming agents and experienced agents alike.

Property Guru has up to 50 - 100 listings available for use at any given time, to populate your full listing capacity is a long and fraught with hard work to build your listings one-by-one-by-one-by-one.

Time is the key here.  In a traditional real estate model, agents are expected to build their database 1 listing at a time.  Given the lack of track record and experience, the difficulty of this process is compounded and made much more difficult, thus jeopardizing the long term business growth of the new associate.

There is another way.

Project Sales in Huttons Asia Pte Ltd.  Huttons Asia Pte Ltd is the market leader in project sales.  To give an example, in the West a certain project sold 80+ units on preview, sales done solely by Huttons.  In the East, a certain project jointly marketed by 4 big agencies sold 80+ units too!!
