Approaching Entrepreneurship With Passion

Can I Engage More Than 2 Agents To Sell My Property? Coz I Don't See Any Enthusiasm From Our Agent. Coz I Was Approached By Another Agent Who Seems Interested To Be My Agent Too And He Did Mentioned, I Can Have More Than 2 Agent? But I Want To Know How Can This Work? Will I Need To Pay Fee To Both?

Dear Property Seller, 

Good morning and thank you for your question. Where you are at, is a common place to be for all sellers during the selling phase of their property.

First of all, in all questions, let me value add here by adding some clarity to the question above:

1. The FIRST part is whether or not one or two agents best serve your needs. (This assumes that you have found at least 1 capable and dedicated agent, I will explain this part later)

- In an exclusive arrangement, "1 seller - 1 agent", the key principal here is that there is an understanding of mutual benefit, in it the agent will advise and market the property as their OWN home/investment. In this arrangement the interests of BOTH the agent and seller are perfectly aligned. However again, this assumes you have found at least 1 capable and dedicated agent.

- In a open listing arrangement, "1 seller - 1 or more agents", the key principal is that the seller is looking to sell, the agents are looking to close at any price that the seller will agree to. In such a scenario, it would be impossible to properly advise or stage a property for rent or sale as it would potentially help a rival agent clinch the deal. Again, this situation is unavoidable if you have not found that 1 capable and dedicated agent.

The SECOND part of your question where your agent does not seem interested to market your property could lies in the domain of PASSION. 

- Passion is a word often bandied about though few really understand its meaning. To put into perspective, no RES can be passionate over ALL properties. As individual human beings, they all have their personal tastes of what they like and don't like.

- A client best defined "passion" for me. He said this, "You grew up here, you have lived in this area your whole life! Of course you sell it easily." 

This was the realization that my strongest personal closing rate is in the East Coast. Being a professional, I am technically sound on ALL aspects of real estate all over Singapore, but when it comes to East Coast properties, I have a +10 FIREY PASSION when it comes to any marketing.

- This is the key here that you are looking for. Take some time to find an agent with a location focus, likely, this reason above is the answer that you are looking for to find that "interested" agent to take care of your property.

Business Costs - An Entrepreneurial Insight Into Marketing Expenses

Good Morning!!

Thank you for your query into the costs of "self-advertising".

This conversation is an important first milestone in your business building process that is your real estate journey.

As with all businesses, being an RES is more of an ENTREPRENEUR business owner as compared to a conventional career. In that you would reap the full reward for your success, as well as the burden of operating costs, BUT without the risk of holding inventory.

With regards to your question on costs, there are 2 main areas to spend on: 

1. Marketing Costs (Defined as the costs to secure and sell/rent inventory on hand)
- Marketing costs vary very widely. Within the category there will be both recurring costs, or single sunk costs expenditures which can yield results for the long term. In this regard, the expenses that you have referred to, FLYERS & NEWSPAPERS are single sunk costs expenditures. On the scale of things, these on the higher costs scales. In RES @ KLG/SRI, we plan our advertising as "Campaigns" where the traditional and new social media platforms work together to achieve the stated outcome.

Therefore there is no straight answer to your question on this aspect unless the whole objective and marketing campaign is effectively work out ready for execution.

2. Branding Costs (Defined as the ease with which to secure new business)
- Branding used to be a neglected area of the business until recently where the advent of social media allowed for a consistent brand presence for both the company and the individual sales person.
- In this aspect, the personal brand can also be defined as a referral system where you get leads based on word of mouth, or someone who saw something that they liked and want your help to get achieved. 

This aspect here is largely either a single sunk cost item, or a low ROI investment vehicle that derives a steady stream of leads over the long term.

Thus in conclusion, any business owner needs to visit and constantly update their business system on the operations and running of their business based on the 2 marketing types as above.

This is the nutshell version of the broad definition of the conversation topic. As with any skill set, the key is not in the "art", but the grooming of the "practitioner". That would be a topic for another time.
