BOUGHT!! : Buyers - The Interlace (D04)

If you've lived in Singapore long enough, you'd know how tricky it is to find a real estate agent you can trust and be comfortable with. We had gone through our list of bad to average ones while renting over the years. Finally when the decision to buy a place was made, we asked friends and co-workers for recommendations. Amrith's boss recommended Mervin to us since he had helped them with their recent purchase. An appointment was made for us to meet him for an initial consultation and Mervin showed up with his notepad and an interesting personality. We spent a good hour discussing what we had in mind and possibilities. During the chat we also discovered he had helped a number of our colleagues with their purchases too.

Through the course of the next few months of apartment-hunting, we changed our mind a few times on location, budget, even investment vs own-stay but nothing seemed to faze Mervin.

As far as agents in Singapore go, Mervin is one of the best and we would recommend him wholeheartedly.

I have posted for 1mth for my bedok north flat but due to current market, only 3 buyers viewed and no offer. I urgently need to sell my flat off in another 2mths due to court order dateline. In event dateline is up and im unable to sell of my flat what can i do since there were no buyers?

Given that the market is "slow", there is and will always be liquidity in the market for prospective buyers. We can break down a summarized version of the necessary components of a successful sale as follows:-

A successful sale would simply mean a convergence of:
A) The right property
- Is the property correctly positioned to best meet the needs of a prospective buyer?
B) The right buyer
- Has the property been marketed to achieve the maximum exposure to achieve urgency and competition to result in an offer for the unit?
C) The right price
- A comprehensive CMA needs to be worked out to better understand the pricing AND marketing position of the apartment
D) The right agent 
- The right real estate agent brings with him/her a strong mission focus, comprehensive knowledge, experience and marketing resources to successfully implement the above 3 components whilst giving expert advice to the sellers/landlords to best achieve a working partnership to achieve the seller's objective.
