A Job Well Done!

BOUGHT!! : Buyers - The Interlace (D04)


If you've lived in Singapore long enough, you'd know how tricky it is to find a real estate agent you can trust and be comfortable with. We had gone through our list of bad to average ones while renting over the years. Finally when the decision to buy a place was made, we asked friends and co-workers for recommendations. Amrith's boss recommended Mervin to us since he had helped them with their recent purchase. An appointment was made for us to meet him for an initial consultation and Mervin showed up with his notepad and an interesting personality. We spent a good hour discussing what we had in mind and possibilities. During the chat we also discovered he had helped a number of our colleagues with their purchases too.

Through the course of the next few months of apartment-hunting, we changed our mind a few times on location, budget, even investment vs own-stay but nothing seemed to faze Mervin.  

Well, except when we picked locations which he disagreed with and to which his response would usually be

"If you insist, I will find you a unit there but I really think the long term potential may not be there".
​ ​
We found he has deep insight into the neighbourhoods with good potential in Singapore and didn't hesitate to share his opinions. 

Long story short, we finally found our perfect home size-wise, price-wise, and location-wise which is nothing short of a miracle in Singapore. Mervin even helped us with finding banking contacts and dealt with the seller's agent on all matters.

As far as agents in Singapore go, Mervin is one of the best and we would recommend him wholeheartedly.

A Strong MISSION Focus For A Successful SALE!!

I have posted for 1mth for my bedok north flat but due to current market, only 3 buyers viewed and no offer. I urgently need to sell my flat off in another 2mths due to court order dateline. In event dateline is up and im unable to sell of my flat what can i do since there were no buyers?

90% of ALL Success = Tenacity, Determination, Discipline, How Hard You Are Willing To Fight!

Good morning, I'm considering to become property agent. To be frank, I'm not good in sales as I didn't do well as Financial adviser nor in MLM business. Do you think I can do good in this industry? Now thinking to find a stable office job, but it seems quite hard as I've been doing my own online business 5 years. Thinking to contribute some income to family... Do you think this line is suitable for me? Will the agency willing to train or guide newbie who is not good at selling? And out of so many professional and dedicated property agents out there, will the buyers or sellers choose new agent? Sorry for so many questions... Thank you and good day!

Hello!

Thank you for your lengthy question on Property Guru, having a long question set would mean that you have given this career path serious thought and would thus deserve a well thought answer:

1. "To be frank, I'm not good in sales as I didn't do well as Financial adviser nor in MLM business. Do you think I can do good in this industry?"

- The real estate business no doubt is sales based, it is fundamentally different from the MLM and financial advisory business. The sales sets are completely different. The real estate business has a product list which is infinite. A good real estate agent IS the product, as compared to financial advisors and MLM where there are only so many products to master. 

The ingredients to do well are broken down to 2 aspects: 
10% - your team and mentor, this would also include your training elements
90% - you. Your tenacity, determination, discipline, how hard you are willing to fight

If you are ready to fight, then YES, you can and will succeed in this industry.

2. "I've been doing my own online business 5 years. Thinking to contribute some income to family... Do you think this line is suitable for me?"
- The real estate industry is the key board warrior's wonderland. The business is very different from 10 years ago. Much of the advertising and liasing occurs online. Only during the viewing phases do the interactions begin. Social media, online advertising, email and sms marketing. These are all within your 5 year experience that you can port over into your RES business. I personally even sold a PENTHOUSE over email before, so it IS possible!!

3. "Will the agency willing to train or guide newbie who is not good at selling?"
- I started in this business without any sales experience nor sales training. I came with determination, and a commitment that I would give my best effort in all aspects of the business, and to position as an expert in all fields that I get exposed to. If you step in with this dedication and devotion to success, you would have completed 90% of your journey to success!

4. " And out of so many professional and dedicated property agents out there, will the buyers or sellers choose new agent?"
- New agents come with their own advantage: Enthusiasm. Every case that you jump into you will deal with as 100% potential, in that way, newbies give 10000% effort in every encounter. "Experienced" agents on the other hand however seem to think they have to ability to spot potentials (which by the way is nonsense). 

Buyers, sellers can feel this too, and would give you the chance to prove your worth, therein, the ball is in your court to do your best to make a name for yourself.

In conclusion, these are long and detailed conversations that would take a far longer time to cover in depth, yet these answers would be sufficient to light your first steps into this exciting new career.
