Q&A on The Investment Potential on QBAY RESIDENCES


Hi, I'm looking 1 or 2 bed room’s new property @ tampines area. I'm looking for investment purpose only. I like Qbay residents (near Temasak poly and bedok river). Is it worth to buy this location? Because coming years I heard so many new private properties launching soon. Considering this, is it good decision to buy in this area for rental/investment purpose? Please advice. Thank you

You are absolutely right in that the land strip along Tampines Ave 10 is the next hottest thing in investment AND ownstay properties.

I am a group leader in the project and am very well versed in the location and the potential of the project.

First and foremost, the project has yet to reach the preview phase, which means that ALL units are available for selection unlike projects that have been in the market and have yet to sell out. On Team Culture as the BEDROCK for a SOLID Foundation


Hi I am first year undergraduate student studying in a local university. I've always been interested in property market, mainly because I've seen the profits made from buying and selling properties. But I am still a student with little income from teaching tuitions, and am keen to be a part time property agent. I would like to ask the gurus here which firm is in grooming new agents? A firm that focus on teamwork rather than individuality would be one that I would want to commit to. Thanks for your time reading and answering my query!

Hi Dan,

YES!!! You are very right in that there are huge profits to be made in the buying and selling of properties.

In the industries that have no income cap, namely, MLM, Insurance and Real Estate, the primary difference between them is that Real Estate is the only field where people CALL YOU, and not the other way around.

There is an interesting aspect that you touched upon, that of the concept of a firm that focuses on "teamwork", rather than "individuality" that, "I want to commit to."

Let me address this in 2 aspects.

1. Teamwork vs Individuality

This is a very interestingly noble concept. In the structure of the business, which is the same as a MLM or in Insurance, there is a multi-tier commission overriding system which makes for vested interests to grow on a vertical basis, but never on a horizontal basis.

Thus, your peers will never have a share in any of your production. Thus and therefore, how is it reasonable to expect any assistance from your peers if they have no economic interest in you? Hence, apart from daily manners and niceties, there is no further assistance from "Team".

In this sense, the business framework dooms the possibility of the business working in team concepts, simply because the business system does not allow it.

There is though another way. In my previous business/employment before real estate, we dabbled into the science behind business systems, and as many business gurus will say, "Behind systems are people". I have taken it one step further to say, "People define Culture, and the BUSINESS CULTURE is what supports the SYSTEM".

In this case, I will define it for you, in order for team work to function with any functionality in the real estate universe, there first must be a culture of:

1. Openness
2. Sharing

In practice, this just means that any friendly face you meet in a hostile showflat, WILL assist you. Any difficulty you face, you ARE one phone call away from a team mate to assist, In the event where you are stuck in closing a buyer, the NEAREST senior/team mate will rescue you.

There are no written agreements that define this cultural system, just that to know that the PEOPLE ARE THE SYSTEM. There are only 2 simple rules.

A) "Give freely what has been given to you".
B) "Mutually assured destruction".

To explain B, let's use a powerful quote:

"Everyone Fights, Noone Quits, Noone get's left behind".

2. "I want to commit to"

In the word "Team", there is no "I".

First and foremost, there is and always will be your team-mates. Work with them, Trust them, they will be your family away from home.

This is the underlying bedrock on which our teams are built.

Money and success are a by-product of all this.

Get your foundation right, build a strong supportive team as I have defined above, and you can build your empire to the sky.

MASTERING FEAR, and Letting Go of the Illusion of Security

Currently I hold a full time day job as an engineer and is looking at real estate as my part time job. Do have friends in the line but I'm looking at starting fresh and open to all. Hello!!

Thank you for your question on how you should proceed from here.

At first glance, it seems to be a simple and natural question of starting in real estate on a part time basis and balance it with a full time job.

At second glance, there is much more than meets the eye that I would like to address and discuss given its pertinence to my young team as well.

Firstly, in coming into the industry firstly as a "Part-Time" agent usually is accompanied by 2 other sub intentions:
A) "To try out to see if the industry is right for me.."
and followed by
B) "Just in case this does not work out for me, I have my job to fall back on"

Underlying these 2 said or unsaid intentions will always have 2 aspects.

1. The ILLUSION of SECURITY
2. The Fear for SURVIVAL, Fear of Loss of Face (Ego)

Being human, fears and insecurities are part and parcel of our daily living, hence we build security, or the illusion of security to better waylay and mask our fears. The real estate industry is one that is potentially richly rewarding, both extrinsically and intrinsically. Having said that, no great victory is ever won without great hazard. We each fight our own battles each and every day, from facing difficult colleagues, difficult buyers, difficult sellers, and ALWAYS, with the outcome in doubt. Creating an illusion of security does sometimes address the fear, but at the end of the day, the truth always stares back at you in the mirror.

Alexander the Great once was inspecting his soldier's kit before they moved off for war, when asked by his generals what he was looking for, Alexander replied,

"Hope".

The soldier who fights for his life with the knowledge that there is no escape fights with the fury of the dammed. And he will triumph.

Many a time, salespersons will say that the key ingredient to success in the sales business is to the "Hungry". Well, the literal outcome is not to be fed. Thus and therefore, that can only be achieved is if you give up the security of full time employment, and master your fears to make your success happen here. That is the root to the "Hunger".

The path ahead is a tricky and trying one, rest assured it need not be a lonely one should you so choose it to be. That said, there is light at the end of this journey, and the night is always darkest before the dawn.

All skills can be trained and taught, COURAGE to do the right thing, needs to be inspired.

Your question,

"How do you know if u can make it in property?"

Is a simple question, and yet, it lies at the fundamental heart of all real estate agents at one point or another in their careers as real estate salespersons.

Let us looks at is at 3 basic components:
A) "How"
B) "You"
C) "Make it"

The "How" comprises essentially 2 components, the mentor/leader, and the work plan/activities. In searching for the mentor/leader, sometimes the most flashy and loudly trumpeted person might not be the best fit for you. Example, have you watched the first IP Man? Sometimes the best martial arts teachers are not the ones in the best frontage martial arts schools, but you will only find him/her if you search high and hard.

The activities in real estate on the other hand are very much varied. Most of the time, activities are very personal in nature, hence it becomes for the mentor to monitor all the activities of their associates. Our team has evolved that to work at the team level, that way, skills sets are more easily taught, and skills deficiencies more easily pointed out in a classroom environment.

"You" - This is the wild card. As a performance coach in the past, the biggest enigma when working with people is in trying to predict how each of them behaves under each and every trying circumstance.

Rock Balboa said, "...It is not how hard you can punch, but how hard you can keep getting hit, and keep moving forward...", this is the root of what makes us humans mortals, and yet at moments, elevates us into the ranks of what it means to be heroic.

In this aspect, it is with all humility that I say that it is impossible to KNOW, with any degree of certainty that you WILL succeed in this industry, however the presence or lack of a stellar track record. The only person who will know the answer to this would be you yourself. Every moment that you are challenged with giving up, and you choose to fight on, is a battle won, this battle you will fight again and again easily for your first year in the business, and therein determines your success here.

As your leaders and mentors, we watch, we guide, we encourage, we support, but most of all, we believe in you even when you think the skies are at their darkest.

This industry is a richly rewarding one, both monetarily, and in your personal evolution, you are most welcome to join us, and make this adventure together.

The Humanity Factor In Determining Success & Failure


Thinking of quitting civil service to become a full time agent. However I am hesitating to make a decision as too many factors to consider. I have 2 young children, parents and a house loan to think of. I have been in civil service for 10 years. Considering that I have only a diploma, I should be contented that I am earning $5k monthly, a salary which I can't get elsewhere. I am in a dilemma of forsaking stable mthly income to try in property industry or stay on be a salaried worker. So far I have heard only success stories and the managers always paint a rosy picture of being a property agent. I feel uncertainty and fear as I cannot afford to fail as I have family to feed. Furthermore I have totally no knowledge on property scene in Singapore and I am not good in networking. So I would appreciate if any manager / director here can kindly give a honest advise to me and not for the sake of recruiting rookies.

Thank you for your question, I feel your dilemma and let me shed some light on your query here.

Firstly you are absolutely right, the real industry is most definitely a bed of roses, no doubt the potential rewards are very high, it is a journey also strewn with the mangled wreckage of dashed dreams and ruined hopes. Yet, many have prevailed and succeeded.

Yet perhaps the answer that you seek is not so much about real estate advice, but more so on life itself.

I get that you have concerns on skills deficiencies like networking skills, and the burden of having 2 young children to feed. Coming from that, as you have rightly said, you "should be" contented, and yet you are not, you are comfortable and stable, yet you are not content. Have you wondered why this is so?

Before I was a real estate salesperson, and team leader, I was a performance coach. Let me venture to guess where you are in life,

1. Life is stable, but it has become repetitiveness
2. You are already plateaued for you in your sector, and any more upward progression is somewhat limited
3. You have reached the peak of what a salaried job has to offer
4. You now have a burning question in your heart, wondering and wondering what it would be like for you to build something of your very own, and then chase it with the passion that one can only have when you work for yourself.

My guess is that you are all of the above 4, the only thing is how these 4 elements have burned with you as time goes by, each time getting stronger and stronger.

My friend, we are all one and the same, life's journey always takes us down this path sooner or later.

Make no mistake, the fears and the responsibilities are very real. The lure of real estate no doubt is the monetary rewards, but also the potential for growth. Owning one's own business is about taking charge and responsibility of every aspect of your life, from mastering discipline, down to your own insecurities and fears.

In my own experience leading teams, real estate skills only comprise 50% of the success formula. It is in these skills and abilities that allow us to master ourselves, and then become successful in what ever domain you so choose.

Failure is not an option as you have rightly put it.

Sun Tzu said, "Once the army has crossed the river, burn the bridges.."

You are in a good position to succeed, the path ahead will be a difficult and challenging one, that said, the only obstacle in your path has been one that you are very familiar with and have been very close to all your life. "You".

For those new to us, our Division's grand plan began 2 months ago in Kovan Recency, where we first came together for our grand experiment.

Which got me thinking. Right now, this batch of newbies has gone up against the best in Huttons during Kovan Regency and held our own, we are doing it again in Alexandra.
Of all the teams, our attendance has been the highest. Where will we be, in 1 year's time.

How potentially strong will be the culture, and the abilities of everyone who has walked thru fire again and again and again together be?

As it stands, we are now in Alexandra, after preview, we have license to move into QBay, pull out after preview followed by guaranteed entry into Sennett, and possibly La Fiesta, Bizhub 3.

This is the path forward as ONE Division. Gone are the days where random core teams are formed. Now, we look after our own. We will train the best, and demand the best standards in return.

At a strategic level, division management will spread out division GLs across different projects and all are free to work with them.

The core GLs will be with me in the main effort.

CURRENT SITUATION/Lesson Objectives:

1.  The Alexandra Project will prove to be a vastly different creature from what we have encountered in Huttons Projects so far, hence, new marketing channels MUST be utilized.

2.  Cheque collection is in progress with literally little verified materials.

3.  Tomorrow's class will be workshop style to brain storm 3 aspects:
A.  Reaching out to buyers
B.  Thinking of "out-of-the-box" USPs, courtesy of Andy Tan
C.  Securing the cheque and sales procedure

4.  All Alexandra CT to attend, bring along personal case studies, I will be doing a group level coaching session on each case.

5.  Updates on setting up GST registered company for purchase of COMMERCIAL PROPERTIES

6.  Updates on Upcoming Projects, and Division Direction
