Hi All, I used to be a ERA agent many years ago, closing deals mostly on projects sales few trs back..However..due to my busy full time job schedule..was not active for 2 yrs or so..manager also never really follow up on me..I wishes to be back on the full track now~~I am currently a registered agent. Any gd advise?

Hello,
Thank you for your query into the possibility of reviving your real estate career in the domain of projects.
Within the question that you have inferred, some of the issues that you have faced in your old environment are clearly evident.
Firstly, NOT all companies pay the same commissions in projects. For example, 1 unit in a mass market project in Huttons has the average commission 3 times a Singaporean's monthly salary. For a higher mid range project, it could be a 5 figure sum for 1 unit, and the 1st number is not a "1". Mathematically, such an income range would no longer justify most other forms of "Full time" work, hence you would have focused fully into real estate if that was the case.
Secondly, not all real estate companies have the necessary culture to support strong project sales. Another good example is in a Huttons preview.
Huttons is the only real estate company that regularly sells out the WHOLE development on preview day.
Joint marketing projects also usually turn out with an overwhelming higher closure rate for Huttons Agents than the other joint marketing company.
All this comes down to the Agency culture and mindset of the agents within there. Some agencies wait for the showflat to open before any sales activity begins.
For Huttons, starting 10 days before the preview, enough cheques should have been collected to sell out the project on preview date!
Imagine if you took such a skillset and mindset and branched into the resale and rental market whereby other agents are accustomed to taking 3 months to sell a single property!
In summary, let me point you to 2 very key elements for selecting an agency for PROJECT sales:
1. Agency mindset and culture
2. Pay
Agency mindset and culture is vital as that determines the quality and drive of its agents.
Secondly, well paid agents are highly focused. Only within Huttons will you find agents that do projects EXCLUSIVELY.
